My Duplex Remodel Project
Summer 2001

 

The original duplex had 2 very small attached carports
that needed major repairs, very ugly siding, and 2 old
decks that needed to be replaced.

The plan was to replace the 2 small carports with larger attached 
heated garages which meant upgrading to a larger furnace boiler.
Add entry doors to the kitchen - new siding and new covered porches...

Due to a problem with Anchorage city zoning code, I had to get
a special permit for one new garage addition and that would take
about 90 days. I decided to put up one garage add the new siding 
and porches now then add the second garage as soon as the zoning
permit was approved.

The original carports had been enclosed and were never 
constructed correctly. They had to go.

I removed the first carport as soon as the weather warmed up...

Then the old decks came off and the old siding was removed...

My sister Jane and brother-in-law Mike came to Alaska for a visit in May.

They were nice enough to take some time off to help put up the new siding...

 ...while a construction crew prepared the new foundation
and framed in my first garage...

 

I added the 2 new porches...

 

The porch roofs were added and it is starting to take shape...

 

After several weeks of rainy weather I finally started painting. 
The front is about done. 

My zoning variance was approved in August - and now it will be a mad dash 
to finish up this project before it turns cold the snow returns in October.

 

Porch railings were added and the trim was painted as
weather permitted. A few warm Autumn days sure helped.

 

The weather cooperated long enough to get  the second
garage up and painted...

 

the old roof was removed and a new one installed.

 

Even with all the delays it looked like I was going to get the outside work
done before winter...

 

The new driveways were put in just in time. We got our first snow in October. 
My boiler was old and too small to heat the extra space - so a new one was installed.
I re-used my old garage doors and putting them back together and installing the tracks
was a learning experience - It took a lot longer then I planned - and in early December
we had a cold snap with -20 nights and barely getting above zero during the day.
Working in the cold was not fun - but I finally got the insulation up and the heat turned on.
